A Step-by-Step Checklist for Preparing Your Credit Score for a Mortgage

Listen to this article

Step 1: Start Six to Twelve Months Out

Mortgage preparation is a long game. A year before you plan to apply, pull all three credit reports from annualcreditreport.com and review them line by line. This gives you time to dispute errors, pay down balances gradually, and let positive changes cycle through several reporting periods before a lender ever looks.

Step 2: Learn Which Score Your Lender Uses

Mortgage lenders typically pull older FICO versions and often look at all three bureaus, sometimes using the middle of the three scores. Ask prospective lenders early which versions and bureaus they use. Optimizing the score they actually pull — rather than the one on your phone app — is the entire point of preparation.

Step 3: Pay Down Revolving Balances

Work your utilization down steadily over the months before applying. Pay cards down before statement closing dates so the lower balances are what gets reported. Avoid the temptation of one giant payoff the week before applying — gradual improvement across several cycles looks better and gives scores time to absorb the change.

Step 4: Freeze New Credit Activity

Stop opening new accounts, and avoid even the inquiries you might normally accept — store cards, furniture financing, new credit cards. Each inquiry and new account adds noise at the worst moment. If you must open something, do it many months before the mortgage application, not during the process.

Step 5: Keep Old Accounts Open and Current

Do not close old cards while preparing — you need their limits for utilization and their age for history length. Keep every account current; a single 30-day late mark during mortgage prep can undo months of work. Autopay everything, and keep a buffer in the payment account.

Step 6: Avoid Big Financial Moves During the Process

Once you have applied, lenders may re-pull credit before closing. Do not change jobs if you can avoid it, do not make large deposits you cannot document, do not cosign anything, and do not open new credit — even furniture store “no payments for a year” offers. Stay boring until the keys are in your hand.
