Step 1: Understand the Rate-Shopping Rule
Scoring models expect you to comparison-shop for big loans. When multiple inquiries for the same loan type — mortgage, auto, or student loans — appear within a short window, they are generally counted as a single inquiry for scoring purposes. This is the rate-shopping rule, and it exists so that finding the best rate does not punish you.
Step 2: Confirm the Window for Your Situation
The window length depends on the scoring model version: commonly cited windows are 14 days for older FICO versions and up to 45 days for newer ones. Since you usually cannot choose which version a lender uses, plan conservatively — keep all of your applications for one loan type inside a two-week span to be safe under any version.
Step 3: Do Your Homework Before the First Application
Research lenders, compare advertised rates, read reviews, and narrow your list before anyone pulls your credit. Prequalification tools that use soft pulls let you see estimated rates without any inquiry at all. The goal: when the clock starts on your shopping window, you already know exactly who you are applying to.
Step 4: Batch Your Applications Together
Submit all applications for the same loan type within your planned window — ideally within a few days of each other. Do not stretch mortgage shopping across two months, because inquiries outside the window may count separately. One focused burst of applications reads as one shopping trip; a scattered trail reads as repeated credit-seeking.
Step 5: Keep Loan Types Separate
The rate-shopping rule groups inquiries by loan type. Mortgage inquiries group with mortgage inquiries; auto with auto. Applying for a mortgage, a car loan, and three credit cards in the same month creates separate inquiry events for each type. If you need more than one kind of credit, understand that each type shops on its own track.
Step 6: Pause Other Applications During the Window
While you are rate shopping, hold off on any credit application you do not need — store cards, new credit cards, personal loans. Each unrelated application adds its own inquiry outside the protection of the shopping window. Finish the loan first, then revisit the rest.
