Getting preapproved is smart. Turning preapproval into a three-month application tour across every lender in town is not. Here are the mistakes that turn prudent shopping into a scattered mess.
Mistake 1: Shopping without a deadline
The inquiry-grouping protection for rate shopping works within a short window — commonly 14 to 45 days depending on the scoring model. Applications dribbled out over three months fall outside every version of that window. Set a two-week shopping sprint and stick to it.
Mistake 2: Confusing prequalification with preapproval at every stop
Some of your “offers” may be prequalifications — soft-pull estimates — while others are full preapprovals with hard inquiries. Track which is which. A stack of prequalifications tells you little; two or three real preapprovals give you genuine competing terms to negotiate with.
Mistake 3: Authorizing hard pulls before you are ready to decide
Do your research with soft-pull prequalification tools first, narrow the field to your top contenders, then authorize formal applications. Each hard inquiry should be spent on a lender you would actually borrow from — not on curiosity.
Mistake 4: Changing your financial picture mid-shop
Opening a store card, financing furniture, or changing jobs during your shopping window can alter the terms every lender offers — or invalidate a preapproval entirely. Keep your finances frozen from the first application until you have locked a rate and closed.
Mistake 5: Choosing on rate alone
After all that shopping, compare total cost: rate plus points, lender fees, and closing costs over the time you realistically expect to hold the loan. The lowest rate with heavy fees often loses to a slightly higher rate with minimal costs. Your shopping sprint earns its keep only if the final comparison is complete.
