What to Know About What Lenders Actually Check Before You Act

Listen to this article

“What will the lender look at?” is the right question to ask before any loan application. The answer is broader than your credit score — and knowing the full picture lets you prepare instead of react.

Your credit reports — all three

Lenders pull reports from one or more of the three national bureaus. They are looking at payment history, current balances relative to limits, the age of your accounts, recent inquiries, and any negative marks like collections or judgments. Different lenders weigh these differently, but the reports themselves are the foundation of every decision.

Your income — verified, not claimed

Self-reported income gets you a quote; documented income gets you a loan. Expect lenders to verify employment and earnings through pay stubs, tax returns, or direct verification with your employer. Self-employed borrowers should expect deeper documentation requests — typically two years of tax returns plus profit-and-loss statements.

Your debt-to-income ratio

Lenders divide your total monthly debt payments by your gross monthly income. This ratio tells them how much room your budget has for a new payment. Paying down existing debt before you apply is one of the most effective ways to improve how this number looks.

Your cash reserves and assets

For mortgages especially, lenders want to see reserves — money left over after closing costs and down payment. Bank statements get scrutinized for large unexplained deposits, which can signal borrowed funds. Keep your accounts clean and document any large transfers in the months before you apply.

Stability signals

Length of employment, time at your address, and consistency in your financial life all feed into the judgment call. Frequent job changes or large unexplained financial moves invite questions — not automatic denials, but questions you should be ready to answer with documentation. Prepare the full file before you apply, and the lender’s review becomes a formality instead of an interrogation.
